Our first step is to ensure that the property is ready to let, arranging the appropriate tests and certificates. We also provide practical advice with actions to assist in maximising the rent level, to ensure a smooth tenancy and reduce any time the property is empty.


To find tenants promptly, all properties are marketed through our network of centrally located “High Street” offices with full colour particulars. They are also featured on our own website and national property portals, including market-leading websites Rightmove and OnTheMarket.com. We show viewers around properties, answer any questions about the tenancy, and encourage applications.


Prospective tenants are professionally referenced and credit checked, with additional peace of mind provided by the “industry standard” comprehensive tenancy agreement. A detailed inventory and Schedule of Condition, together with a Check-in, ensures the best possible start for the tenancy. We also handle the deposit in accordance with Tenancy Deposit Regulations.

 

Ongoing management of the tenancy includes periodic visits, arrangement of repairs and maintenance (if required), dealing with legal notices and collection of rent. Watsons are regulated by ARLA (Association of Residential Letting Agents) and the RICS (Royal Institution of Chartered Surveyors), providing guaranteed security in handling of clients monies and assurance of high standards of professional service.
