The skill base of our people, alongside their local knowledge and community links allows us to provide for a large range of customer requirements. With a history dating back to 1890, Watsons is a firm of independent property professionals. The offices are Norfolk based, but our services extend over a wider geographical area, covering the majority of the East of England. It is through our local knowledge within East Anglia and our experience of property that we have built a positive reputation in the industry and the local community.


To enhance and accredit our work, the firm and all of our services are regulated by the Royal Institution of Chartered Surveyors. Watsons employees include members of the National Association of Estate Agents, the Association of Residential Letting Agents, the Association of Accounting Technicians, the Chartered Institute of Personnel & Development, the Chartered Institute of Housing and the Institute of Residential Property Managers.

Watsons History

Edwin John WatsonWatsons was founded in 1890 by Edwin John Watson. The first Norwich office was in Rampant Horse Street and opened in 1914.

A steady programme of expansion from the early 1950s saw the firm grow to 28 offices in Essex, Hertfordshire, Cambridgeshire, Suffolk and Norfolk, controlled by a Partnership of 10. Headed by Edwin’s son John John Watson

In 1987, 17 of these offices were sold to a leading Insurance Company.  John Watson and Alan Cole continued the Partnership in Norfolk with the remaining offices, concentrating on Estate Agency and Surveying.  John Watson retired from the Partnership in 1998 and Alan Cole at the end of 2003.

Renewed expansion in the 1990s brought in further Partners and widened the area of the firm’s expertise, particularly to include a presence in the commercial property market.  This culminated in the merger, in November 1999, with the business of Andrew Tayler in Great Yarmouth.  Andrew then joined the Partnership in 2000 and took on the role of Senior Partner in January 2004, following Alan Cole’s retirement.

The coming of the new Millennium saw yet further progress with the firm’s merger, in 2001, with the business of Percy Howes & Co., specialist commercial property and rating surveyors.  Percy Howes & Co. themselves had an illustrious history dating from 1922. Our Cromer Office was acquired from Woodrows in 2004.

The firm reached a recent peak in 2007 with eleven offices, seven Partners and a staff of 100. Following the 2008 banking crisis and the subsequent recession the firm contracted and continues to offer residential and commercial property services from seven offices including sales and lettings; surveys; valuations (five chartered surveyors are RICS registered valuers); property management; and a range of professional work from advice on property assets and acquisitions to expert witness reports and court attendance.

The firm remains an independent private Partnership and is regulated by the Royal Institution of Chartered Surveyors.
